Title: Kit homes

gobbyjock - September 26, 2006 04:46 PM (GMT)
Just out of curousity I`ve been wondering how the heck we are ever going to afford our own home in the Perth area and have found a few kit home sites. Some of them are the color bond homes which can be as cheap as $40,000, having looked on Real Estate .Com we could get about 800m sq plot of land about an hour (80km) from Perth for about $118,000. does anyone know how much a builder would charge to put it up and how feasible they are to live in, do they get really cold or really hot etc?????

This is something I've looked into quite a bit, GJ, as I've often thought of building one in my Mum's backyard (it's biiiiig ;) ).

A number of options are available in addition in tin sheds. I'll have to dig out my links and get back to you.

On the question of really hot and cold, obviously that depends on where it's located (WA's weather varies from one part to the next) and whether it's lined and/or insulated.

Grab me on MSN if you like and I'll answer whatever questions I can.

Ok, GJ, here's a few links for you. I'm afraid they're for Queensland from when I last looked into this subject, but a decent Google session should provide similar results for WA.

This will just give you an idea of the various types of homes available.

Glen Forest Kit Homes

East Coast Homes and Park Cabins

Drake Removal Homes

Halley Homes

Modabode

Polehouses

Tri-Steel (sheds)

Nu-Steel Kit Homes

Valley Kit Homes - this site is particularly helpful for costing every stage.

RAL Homes

Lastly, for now! Realestate.com.au's Kit Homes blurb has some good advice and tips.

That lot should get you started! :D

about an hour (80km) from Perth

Don't know about Perth - but here in Adelaide 80km is a WHOLE load further than an hour - and probably considered the back of beyond by the locals. :D

Well it seems to depend what website you go on - some quote it as being 70km others 80km and some 86Km!! (Maybe it depended on where they were standing at the time!!) After being in Married Quarters for so long I can barely remember what it`s like to have your own house and it`s become really important to me to own our own place. Trouble is with Perth prices the way they are it`s all going to be about compromise - if hubby gets a job South of the river then we will probably be in a unit, if he gets a job North of the river we could probably get away with the Northam commute and buy a bit of land or even an old do-upper (you do get more land for your money the further away you are - some of the real estate sites are talking about new houses being on "large" 480m sq blocks for $350,000 plus, where as looking at Northam you can get a do-upper for around $250,000 or 800m sq blocks of land staring at around $99,000 - $118,000.
Mind you this is completely theoretical as we still have to get the visa - but it does give me something to think about in my lunch break other than "Have I filled out that bloody form correctly!!!" :D

We are looking at buying land and building once I finish my course and get some work. It is more a case of not being able to find a house big enough for 4 growing kids without us still being under each other's feet (it is more a case of 4 kids and their friends reallyas we often have 10 kids here at any one time  ). We have looked at the kit homes but there are also some pretty good builders who are doing good priced brick houses as well. Our big problem is not knowing the people who would be able to do the building work for a kit home and also, we have lived in a wooden house and a brick one now and find that the brick one is much cooler in the summer heat.
I do enjoy looking at the websites though and noseying around the show homes even though we have another 18 months minimum to go before we can look seriously.

Coolongup is not bad GJ, with older houses thus bigger blocks. We are considering moving there (ony 5 minutes from where we are now) if we have to sell our house. We could buy a 4x2 there for around $340 or cheaper if we went into not so nice a road. On the Woodbridge Estate side of Coolongup it is not bad at all. I am very happy to show you around when you get here. :D

It`s really weird isn`t it - you`d have thought the wood would be cooler. Hubbys Uncle & cousins are in the building trade and have said they would be able to do any building work for us, so if we did do it that way at least we could trust the builders. :D
